Development overview
The Environment Court has upheld the Council's April 2009 decision which granted consent to our application for redevelopment of the Masonic Tavern site into ten residences plus a ground level café. We are pleased to provide a brief insight into the exciting opportunities that our development will offer.
The development utilises a variety of designs to accommodate the different requirements that prospective purchasers may seek. Our brief to Jasmax Architects was for the design to focus on fewer units so as to provide for a finished product that has spacious living areas and well-appointed bedrooms and bathrooms. The design successfully achieved this, and the average size of nine of the ten houses is more than 3200 square feet. The remaining house is a unique refurbishment of the old boarding house of 1,400 square feet.
As part of the developed design, the tavern’s façade, together with those parts of the existing building that are found to have conservation values, will form part of three of the residences. Also included in this area will be a café which will utilise the ground floor corner area.
The design includes four terrace type houses on King Edward Parade, and a fifth, an apartment on the upper corner level (currently the function lounge), will include the restored veranda that was part of the original building.
A further three residences are on the Church Street face of the site, two of which will include parts of the existing building, while the third is a new terrace house. Unfortunately the Boiler House which was to be incorporated into this latter unit, is to be demolished as a requirement of the Environment Court, so as to widen the site access.
All of the residences have generous decks and living courts, while nine of the residences will be provided with two secure underground carparks, from which direct access is gained to their individual residences. The underground carpark will have a security control gate located on the access ramp.
Eight of the residences have street frontages, providing direct pedestrian access for owners, and also the opportunity for home/office facilities.
The living levels are all open plan, with most having ceiling lines that follow the roof line, providing spacious airy accommodation. Flooring materials will include carpet, timber and tiles, with service areas being provided with under-tile heating.
The kitchen, plumbing and electrical fixtures, fittings and appliances will be of superior quality, and each house will be provided with an interchangeable telecommunications, computer and television home network system, which allows for operational flexibility in individual rooms.
The location lends itself to some exclusive features — beach over the road, easy walk to village and ferry terminal, located on bus route, inner harbour views and activities.
